Phuket's city with the mountain

Thailand has quietly become the centre of Asia’s branded residence market. A June 2026 review by hospitality consultancy C9 Hotelworks valued the country’s sector at THB 205.3 billion, with 13,124 launched units and a 26% share of all branded residence supply in Asia, the highest of any country in the region. Bangkok accounts for 5,031 of those units, and Phuket for 3,465, the largest resort market in Asia by unit count.

A brand name on the entrance only tells buyers part of the story. The developer decides where the project sits, how well it is built, how the brand partnership is structured and whether the homes are delivered on time. This guide looks at the developers shaping the market, and what separates the strongest from the rest.

What Makes a Strong Branded Residence Developer

Branded homes cost more. Savills puts the global average price premium at 33% over comparable unbranded property, rising to 39% in resort locations. Buyers paying that premium should look past the logo and check four things about the company behind it:

  • A real brand agreement. A signed licensing or management agreement, not a one-off design collaboration, and clarity on what the brand actually delivers after handover.
  • A delivery record. Completed earlier phases or projects, not just renders and a sales gallery.
  • Land and location. Beachfront, riverside or central city sites that cannot easily be replicated.
  • Transparent ownership. Clear answers on freehold and leasehold, and written confirmation of the 49% foreign quota for condominium buyers.

Developers Shaping Thailand’s Branded Residence Market

Banyan Group

Founded in Singapore in 1994, Banyan Group is the name most closely tied to Phuket’s luxury residential market. Its Laguna Phuket estate in Bang Tao has grown over three decades into an integrated resort of hotels, a golf course and lagoon-side homes. The group sells residences under several of its own brands, including Banyan Tree, Angsana, Garrya and Cassia, and its current pipeline includes Banyan Tree Beach Residences Oceanus, a collection of 16 absolute beachfront homes in Bang Tao due for completion in Q4 2028. Few developers in Thailand can match its depth of completed stock.

Amal Development (Gardens of Eden)

Amal Development has earned a place among the best luxury branded residences developers in Thailand with Gardens of Eden (Eden Phuket), a resort community 50 metres from Bang Tao Beach. Its Etro Residences Phuket collection is ETRO’s first branded residence project in Asia and Thailand’s first international fashion-branded residences. The limited collection of eight residences launched in January 2026, when its three-bedroom homes sold at 830,000 THB per square metre, more than four times Phuket’s branded residence average of 197,745 THB, according to The Thaiger, citing C9 Hotelworks. The wider resort includes three residential phases, Eden, Park and Lake Residences, set within landscaped grounds and lakes.

Minor International

Minor International, the Thai hospitality group behind the Anantara brand, brings an operator’s perspective to residential development. Kiara Reserve Residences, its joint venture with Japan’s Kajima Corporation on Layan Bay, on Phuket’s so-called Millionaire’s Mile, offers 46 freehold homes, 17 villas and 29 condominiums, next to Anantara Layan Phuket Resort. Show units were unveiled in February 2026, and owners can join an optional rental programme managed by Minor Hotels.

PROUD Real Estate

PROUD Real Estate has built a partnership with IHG across two Thai coastal markets. After InterContinental Residences Hua Hin, the developer unveiled The Residences at InterContinental Phuket Resort with IHG in January 2026. The Kamala Beach project comprises 111 residences, from one-bedroom units of 59 square metres to five-bedroom penthouses of 425 square metres, with access to the neighbouring resort’s facilities.

MQDC (Magnolia Quality Development Corporation)

In Bangkok, MQDC has brought a wellness brand into the city. Six Senses Residences The Forestias, within its large mixed-use development in Bang Na, is a collection of just 27 residences from 791 to 1,480 square metres, serviced by Six Senses. MQDC describes it as the first time Six Senses has serviced residences in Southeast Asia.

Country Group Development

Country Group Development delivered one of Bangkok’s best-known riverside addresses, Four Seasons Private Residences Bangkok at Chao Phraya River. The 73-floor tower, completed in 2019, rises 299.5 metres on Charoen Krung Road beside the Chao Phraya River.

Hotel Brands, Fashion Brands and What the Difference Means

Most of Thailand’s branded supply carries a hotel brand, and that usually means a hotel-style operation: concierge, housekeeping and often a rental programme run by the operator. Fashion and design brands are newer to the market. They typically shape the interiors, furnishings and identity of the homes, while the developer manages the building. Neither model is better by default. Buyers focused on rental income often lean towards hotel brands, while buyers focused on design and scarcity are drawn to the small number of fashion-branded collections.

Before You Buy

  1. Ask to see the signed brand agreement and confirm what it covers.
  2. Check the developer’s completed projects and handover dates.
  3. Get written confirmation of the remaining foreign freehold quota.
  4. Read the rental programme terms, if any, before relying on projected returns.
  5. Use an independent lawyer, not one recommended by the seller.

Choose the Developer, Not Just the Logo

Thailand’s branded residence market is now deep enough that the developer matters as much as the name on the door. Established groups such as Banyan Group and Minor International bring decades of delivery in Phuket, while newer players are introducing brands the market has never seen, from ETRO in Bang Tao to Six Senses in Bangkok. The buyers who come out ahead compare the developer’s track record, the brand agreement and the location side by side, and they move early. When Etro Residences Phuket launched, a quarter of its eight homes sold within three days. The best branded homes in Thailand rarely wait for a second look.
