According to C9 Hotelworks, the island accounts for 3,465 launched branded units, more than any other resort destination in the region. The average branded condominium on the island sells for around 197,745 THB per square metre, rising to 212,113 THB in the Bang Tao and Kamala district, where most of the top projects are clustered.

This year has brought new brands, record prices and a wider choice for buyers. Here are the projects setting the pace in 2026, and what each one offers.

1. Etro Residences Phuket at Gardens of Eden, Bang Tao

When buyers search for the best branded residences in Phuket 2026, one name keeps coming up: Etro Residences Phuket at Gardens of Eden, also known as Eden Phuket. Developed by Amal Development, it is ETRO’s first branded residence project in Asia and Thailand’s first international fashion-branded residences. The ultra-limited collection of eight residences, three-bedroom homes and a penthouse, is furnished from the ETRO Home Collection, and most units face the Andaman Sea.

At launch in January 2026, the three-bedroom residences sold at 830,000 THB per square metre, the highest price recorded on the island and more than four times the Phuket branded residence average, according to The Thaiger, citing C9 Hotelworks. A quarter of the collection sold in the first three days. The penthouse offers 415 square metres of double-height space and a rooftop infinity pool. The collection sits inside a resort community 50 metres from Bang Tao Beach, alongside three residential phases: Eden, Park and Lake Residences.

2. Banyan Tree Beach Residences, Laguna Phuket

Banyan Group’s Laguna Phuket estate remains the benchmark for branded living in Bang Tao. Its newest collections include Banyan Tree Beach Residences Oceanus, just 16 absolute beachfront homes, 12 four-bedroom condominiums and 4 duplex penthouses, with completion scheduled for Q4 2028. Buyers get one of Phuket’s most established resort brands, with decades of completed stock in the same estate.

3. Kiara Reserve Residences, Layan

On Layan Bay, Kiara Reserve Residences, a joint venture between Minor International and Kajima Corporation, offers 46 freehold homes, 17 villas and 29 condominiums, next to Anantara Layan Phuket Resort. Show units opened in February 2026, and owners can join an optional rental programme managed by Minor Hotels. It suits buyers who want a quieter beach with resort services on hand.

4. The Residences at InterContinental Phuket Resort, Kamala

Unveiled by IHG and PROUD Real Estate in January 2026, this Kamala Beach project comprises 111 residences, from one-bedroom units of 59 square metres to five-bedroom penthouses of 425 square metres. Residents have a 24-hour concierge, resident-only pools and access to the neighbouring InterContinental resort. It is PROUD’s second InterContinental residence project in Thailand, after Hua Hin.

5. PEYLAA Phuket, Autograph Collection Residences

Developed by Capstone Asset in the Bang Tao area, PEYLAA Phuket is set to become the first Autograph Collection Residences in Asia Pacific, a Marriott brand. Its 408 residences range from one to three bedrooms, roughly 45 to 129 square metres, with completion expected in Q4 2027. It adds a new international hotel brand to the island and a more accessible entry point into Phuket’s branded market.

6. The Standard Residences, Phuket Bang Tao

The Standard brings a younger, lifestyle-led hotel brand to Bang Tao. Developed by CG Capital, the investment arm of Central Group, with Standard International, the project has 188 residences across six seven-storey buildings. Prices started from 11.9 million THB for a furnished one-bedroom unit at launch in 2024, making it one of the more accessible ways to own a branded residence on the west coast.

How to Choose Between Them

  • Brand type. Hotel brands usually include services and a rental programme. Fashion brands focus on design, interiors and scarcity.
  • Location. Bang Tao offers the deepest amenities and the Laguna area. Layan is quieter. Kamala sits closer to Patong.
  • Scale. A collection of 8 or 16 homes behaves very differently on resale from a project of 100 or more.
  • Ownership. Foreigners can hold condominium units freehold within each building’s 49% foreign quota. Villas follow leasehold structures, so confirm which applies before reserving.
  • Delivery. Check the developer’s completed projects and the expected handover date in writing.

Shortlist Early: Phuket’s Best Branded Homes Move Fast

Phuket’s branded residence market in 2026 offers more choice than ever, from small design-led collections to large hotel-serviced projects. The most limited releases are also the quickest to go. Etro Residences Phuket sold a quarter of its eight homes in its first three days, and absolute beachfront collections such as Banyan Tree Beach Residences Oceanus number just 16 homes. Decide which brand, location and ownership structure suits you, ask for the brand agreement and handover dates in writing, and book your viewings before the next record is set.
